~This is not a typical hotel-style booking. These Resorts are very popular among OWNERS worldwide and are highly sought after for their hospitality. This is the standard process for an Owner checking the Resort for availability.

While most resorts offer both hotel rooms and private residences, we exclusively offer our privately owned Suites, Villas, Penthouses, and Estates. ~We have invested a tremendous amount of time, energy, and money to ensure our listings are as accurate as possible. By our descriptions and photos, so you're comfortable with all your decisions and financially secure in your choice.

* Downtown Cabo San Lucas: Our Villa is a quick shuttle or taxi ride to the famous nightlife and restaurants in Cabo.
* The main street, Larazo Cardenas, is a 5-minute drive or a 17-minute walk.
* The white-sand beach of Costa Azul is a 25-minute drive, and the charming town of San José del Cabo, with its cobblestone streets and art scene, is a 30-minute drive.

~THIS BOOKING CAN ONLY BE MADE FOR THE CONFIRMED DATES LISTED IN THE DESCRIPTION (the guaranteed choice). Just enter those CONFIRMED DATES in the calendar and proceed. Any other dates requested, or if no dates are confirmed, are considered a "REQUEST DATE." The site may allow you to book a "REQUEST DATE" listing and even send you an auto response, but it is NOT CONFIRMED and will not be charged to you until we call the Resort as Owners to check availability, since this can change daily. Please note that VTE reserves the right to cancel any booking that is a REQUEST without first confirming with us, which may delay the booking.
~You will receive our "GUEST CERTIFICATE" well before your 7 days of check-in. This will show you are an Owner's Guest, and your pampering will begin!!!
~Please review the terms & conditions, house rules, property expectations, and cancellation policies.
~AVAILABILITY can change, unless specified in your quote (good for 24 hours) and until reservations are confirmed with the Resort and paid to VTE.
~Government-issued photo identification and be at least 21 years of age. A credit card in your name will be required at check-in for pre-authorization of incidental charges. Special requests must be made directly with the Resort and are subject to availability at check-in and may incur additional charges.
ALL OTHER CHARGES WILL BE YOUR RESPONSIBILITY WHEN CHECKING OUT AT THE RESORT. THIS INCLUDES ANY ADDITIONAL EXPENSES, ALL GRATUITIES, TAXES, UPGRADES, AND OTHER CHARGES DUE TO THE RESORT.

Cancellation Policy: One hundred percent (100.00%) of the total booking charges will be refunded if the cancellation is made more than 30 days prior to the arrival date of the reservation. Fifty percent (50.00%) of the total booking charges will be refunded if the cancellation is made more than 14 days prior to the arrival date of the reservation. For cancellations made within 14 days prior to the arrival date, no refund will be issued. Grace period with free cancellation for 24 hours after booking if arrival is at least 14 days away at time of booking.

Booking direct with us, the Owners, will save over 30% vs booking through AIRBNB, VRBO, Booking.com, the other OTAs or direct through the hotel side of the Resort. The hotel side of the Resort is strictly that, a hotel room, and all Resort uses are additional with no discounts. All-inclusive is never mandatory with us!
